In The Fog

Whether you’re buying a house in Sacramento, Vacaville, Concord or Santa Cruz, you may have walked into a room and noticed that one or more dual pane windows are cloudy. The home inspector tells you that these windows have failed seals.window fogged sacramento home inspection

You walk up to the window and wipe the inside pane… The cloudiness remains. You wipe the outside glass with the same results. Then you have a revelation:  the cloudiness is between the two panes of glass.

Some days the cloudiness disappears (especially at night), but then reappears – And over time the cloudy area becomes larger, thicker and more obtrusive. What is going on? It’s the moist air that is getting past the window seal.

 

A window seal is the perimeter spacer that keeps two window panes separated. Expose a window to excessive water, a hot sun heating up the window and/or old age… And the window seal fails, allowing moisture to enter the window.

When windows fog and fail, the only viable option is replacement. There are companies that claim they can repair a failed seal, but many times, the moisture is removed only to return when weather conditions change for the worse
